Ayala Land plans faster asset transfers to AREIT from 2027
A proposed ₱20 billion transfer covering four malls and two hotels is awaiting regulatory approval.

Ayala Land Inc. (ALI) plans to accelerate property transfers to its real estate investment trust, AREIT, from 2027, chief finance officer Jed Quimpo said. The company aims to contribute assets worth ₱15 billion to ₱20 billion regularly.
Quimpo said ALI’s assets were reaching a stage that would allow it to quicken those transfers. Its board approved a further ₱20 billion contribution of malls and hotels in August, and the company hopes to obtain regulatory clearance in the fourth quarter, allowing subsequent deals to proceed.
The proposed transaction includes four malls alongside two hotels in Metro Manila and the Visayas, expanding AREIT’s holdings beyond its established office portfolio. The transfers will bring its assets under management from ₱159 billion to ₱177 billion.
An earlier ₱20 billion asset contribution had already received Securities and Exchange Commission approval and been transferred to AREIT, according to Quimpo. He said ALI monetised more than ₱6 billion following that transaction and earmarked the proceeds for expansion of its leasing business.
