Buyers took up 1,143 of Thomson Reserve’s 1,268 homes during its launch weekend, putting the UOL Group and CapitaLand Development project ahead of other Singapore residential launches in 2026 by number of units sold.

The average selling price was S$2,900 per square foot. Two-bedroom homes start at S$1.544 million, while three-bedroom units start at S$2.503 million. PropNex CEO Kelvin Fong compared the average with S$3,036 per square foot at Promenade Peak and S$3,067 at Zyon Grand, citing URA caveat data up to 25 October 2026.

Fong said demand may have accumulated because of the limited number of new launches in the Rest of Central Region in 2026. Thomson Reserve is District 20’s first major residential launch since Jadescape in September 2018. He also highlighted the scale of the sales against a quieter launch pipeline during the third quarter of 2026.

Its launch sales exceeded the 853 units taken up at Tengah Garden Residences in April and the 1,041 sold at ParkTown Residence’s February 2025 launch. Huttons Asia CEO Mark Yip said Thomson Reserve may hold records for both sales volume and percentage sold among Rest of Central Region projects and developments exceeding 1,000 units.

Yip said extended families purchasing homes together accounted for 215 units through multiple purchases. Huttons estimated that about 90% of buyers were owner-occupiers, with most buyers living in Districts 20 and 19.
