Asian Pac Holdings Bhd plans to expand into the East Coast through a RM281.3 million development in KotaSAS, Kuantan, combining the township’s first mall with a precinct of lifestyle shoplots.

Its subsidiary Everest Pioneer Sdn Bhd is undertaking the project with KotaSAS Sdn Bhd, which is wholly owned by Tanah Makmur Bhd. Asian Pac said the proposed development could generate up to RM2 billion in future gross development value.

The site is in the township’s central business district, a walk from the East Coast Rail Link (ECRL) station. Plans include shops, food and beverage outlets, leisure facilities and commercial premises, with pedestrian links between the mall, shoplots and neighbouring areas.

Asian Pac executive director Michael Mah said the company would draw on a decade of operating Imago Shopping Mall in Kota Kinabalu. He said the Kuantan project aimed to combine commerce, community activities and opportunities for businesses.

Tanah Makmur group chief executive officer Datuk Shahrul Nizam Abdul Aziz said the nearby station offered a chance to turn better regional connections into economic benefits. He expected the development to draw regional and national brands while creating opportunities for local businesses.

The ECRL is targeted to begin commercial services in December 2026, linking the Klang Valley with East Coast destinations. KotaSAS covers approximately 876.14 hectares, has a population exceeding 21,000 and contains Pahang’s state administrative centre, Pusat Pentadbiran Sultan Ahmad Shah.
