Apartment buyers in Ho Chi Minh City and nearby areas became more selective about affordability in the third quarter of 2026 as price increases moderated, according to Avison Young Vietnam. Its report found that higher development and input costs continued to drive up prices for newly launched landed properties.

The primary apartment market offered more than 11,500 units during the quarter. Launches were increasingly clustered in southern, northwestern and northeastern locations supported by major infrastructure projects. Buyers seeking homes or long-term investments preferred longer payment schedules that reduced their need for bank borrowing.

Affordable apartments in Di An and Thuan An attracted strong demand from people buying homes to live in. Central high-end and luxury projects saw more cautious sales, with transactions largely involving buyers investing their own funds to accumulate assets over the long term.

Average apartment prices on the primary market were US$3,850 per square metre. Infrastructure quality and developers’ reputations increasingly determined price differences. The report said scarce land and expensive clearance had effectively removed affordable housing from the former city boundaries, leaving former Binh Duong and Ba Ria-Vung Tau areas with a growing role in meeting workers’ housing needs.

Nearly 7,000 low-rise homes were available on the primary market, with new supply focused on gated eco-urban projects in outlying locations including Can Gio and Hoc Mon. Annual mortgage rates of 12–15 per cent, alongside rental yields of 2–3 per cent, reduced the appeal of borrowing-funded purchases and short-term speculation.

Avison Young Vietnam expects more than 25,000 apartments to be offered through multiple launches between 2027 and 2030. Many of those projects are scheduled to benefit from infrastructure improvements around 2030.
