Ayala Land Inc. reported ₱109.2 billion in revenue for the first nine months of 2026, with leasing and hospitality generating ₱37.8 billion, an increase of 8%. Those businesses contributed 36% of real estate revenue, compared with 29% a year earlier, the company said.

For the third quarter, revenue was ₱34.2 billion and net income reached ₱6 billion. Chief executive Anna Ma. Margarita Dy said the developer was seeking a more diversified revenue base through recurring income and selective investment in high-profit projects.

Shopping centre revenue rose 4% to ₱18.2 billion, which Ayala Land attributed to stronger merchant sales and revamped flagship malls. Offices generated ₱9.4 billion. Hospitality revenue climbed 20% to ₱8.9 billion, helped by renovated hotels and resorts, while dry warehouses and cold storage facilities brought in ₱1.3 billion, up 12%.

Property development remained a larger contributor, producing ₱57.6 billion, or 55% of real estate revenue. Development sales reservations totalled ₱77.7 billion, with premium residential projects and estate lots supporting third-quarter sales, according to the company.

Ayala Land launched horizontal residential projects valued at ₱4.2 billion outside Metro Manila, including further phases of Sereneo in Nuvali and South Palm Grove in Lipa, Batangas. Residential inventory stood at 15 months, unchanged from the preceding quarter.

Capital expenditure fell 19% to ₱53.1 billion for the nine-month period. Leasing took 36% of that spending, against 28% a year earlier. The company also used excess cash to cut total debt by ₱8.4 billion during the third quarter, bringing net gearing to 0.78 times.
